Manic Panic has never looked so good to me!

“It’s a great time to buy”, they all say.

It’s been a while, I know..but I’ve been busy!  Trying to manage full-time work and school is definitely hard, but I’m doing them both even if it’s just half-heartedly.  Although, it really doesn’t help coming home from an 8-hour shift and trying to study/survive in a room (at my boyfriend’s parents house!) that’s the size of an average person’s bathroom.

Luckily for me, my coworker’s father owns a mortgage company somewhere in fancy Irvine.  He got Brian and me pre-qualified (or is it pre-approved?  I’m not too good w/ the real estate lingo) so I can actively look for a home!  I’ve been on Trulia, Redfin, and Zillow for months now just ooh-ing and ahh-ing over homes so having a realistic figure on paper is a great start/relief.

Problem is..we want to be real conservative with our money and not exhaust what we’re actually qualified for.   I’ve come to find that it’s really difficult finding a home within our budget with every single thing we want including 2 bedrooms, 2 bathrooms, a garage, washer and dryer hookups, ample parking, and 2 stories if not 1..with nobody above.  Which leads me to believe that a single-family home is a better investment as they usually have everything I just stated with more space and no HOA fees.  And they appreciate much more in a prosperous economy, which is something to consider since it’s said to be steady now!

I was wondering how we could afford a single-family home while trying to spend as little as possible.  Short-sales make it possible, my other coworker tells me.  I’m not too familiar with short-sales and they’re a little iffy to me to be quite frank but I hear it’s worth it if we’re patient.  Short-sales can take up to 6 months and even longer sometimes if there are multiple liens.

Short-sales sound tedious and sort of scary, but I think I’m going to do it.  My coworker did get her house 100k less than it’s value, after all, so I’m all for it because everybody knows I’m all about bargains.  HA-HA.  Now to convince my boyfriend that it’s a good idea..
